Actual rates, APRs, payments, and program availability depend on a complete review of your credit, income, assets, debts, the subject property, the loan-to-value ratio, occupancy, transaction type, lock period, and current market conditions.

Rates & APRs
Smart Mortgage Solutions does not publish daily rate sheets on this website. Rates and APRs change continuously — sometimes multiple times per day — based on market conditions, loan program, lock period, occupancy, credit profile, loan-to-value ratio, and other factors. Any rate or APR you may see referenced anywhere on this site is illustrative only, is not a quote, and may not be available at the time of your application or rate lock. Contact a licensed loan officer for a personalized rate quote based on your specific scenario.
Representative Program Examples
Any example of residential mortgage terms on this website assumes a single-family, owner-occupied primary residence in Florida (except where noted), a 30-year fixed-rate term, a credit score of 740 or higher, full income and asset documentation, and a 30-day rate lock. APR if stated includes estimated origination charges, third-party closing costs, prepaid interest, and applicable mortgage insurance premiums; APR does not include taxes, hazard insurance, HOA dues, or owner’s title insurance. APR is presented at the same prominence as the note rate as required by Regulation Z.
How the Homepage Calculator Works
The mortgage calculator on the home page is an educational estimation tool. It computes a principal-and-interest payment from the price, down payment, interest rate, and term you enter using the standard amortization formula. The calculator does not include property taxes, hazard insurance, flood insurance, mortgage insurance (PMI/MIP/funding fee), HOA dues, or other escrow items. Real monthly payments will be higher once these items are added. Calculator results are not an offer to lend, a rate quote, a Loan Estimate, or a guarantee of approval.
Closing Timeframe Disclosures
Statements such as "close in as little as 14 days" or "14-day average close" reflect the average completed transactions for Smart Mortgage Solutions LLC over a recent representative period. Individual closing timeframes vary and depend on borrower responsiveness, document availability, appraisal turn times, title and survey delivery, condominium or HOA approvals, payoff demands, third-party verifications, and other factors outside our control. Time to close is not guaranteed.
Trigger Terms (Regulation Z § 1026.24)
Whenever the website displays a "trigger term" under Regulation Z — including down payment percentages such as "3.5% down" or "0% down," monthly payment amounts, payment periods, finance charges, or the number of payments — the additional disclosures required by 12 C.F.R. § 1026.24(d)(2) (cash price or amount of credit, down payment, terms of repayment, and APR) are available on this assumptions page or directly from a licensed loan officer prior to application. APR is disclosed alongside the note rate at equal prominence and to three decimal places.
